If you’ve been reading this blog, you know that I’ve been talking about the tremendous opportunity to invest in Puerto Vallarta real estate right now. Investing in Puerto Vallarta real estate right now works on so many levels and meets so many investment goals. Last month, we offered a three-day seminar that featured our residential building sites in San Pancho, and the response has been overwhelming.
There are many investors and would-be investors out there who are examining Puerto Vallarta real estate and its potential. One of the perennial questions we field is whether or not investing in Vallarta real estate is safe.
In a word, yes! Ten or fifteen years ago, our answer may have been different. Part of the reason banks are now willing to lend for property purchases in Mexico is that the laws now recognize and enforce the rights and interests of buyers as well as those of the seller.
Third, elements that are common in property transactions in the US are beginning to make their appearance in Puerto Vallarta real estate transactions. These elements, like escrow accounts and title insurance make the transaction much more like a real estate transaction in the US. For the first time, buyers can feel safe about buying property in Mexico.
The timing for all of this could not possibly be better. Retirees and those who are actively planning for retirement are scouring Puerto Vallarta for the best possible deals on luxury real estate. You’re interested in the idea of building Puerto Vallarta real estate, but you’re worried about how long the process takes. Understandable, especially if you’re not already living in Puerto Vallarta. The truth is that the building process is completely unique for each structure, and the length of time it takes to go from land to home will vary. The good news is that most of the variation depends upon the decisions you make about building your Puerto Vallarta real estate.
Believe it or not, the decision to buy land is the most difficult one to make. There are plenty of good reasons to consider an investment in Puerto Vallarta real estate, especially now. Land values are low, the return potential is high, the return timeline is relatively short. You can locate capital to buy and build here, and buying Puerto Vallarta real estate is safe.
Once you make the decision to buy, land sales can be closed in about six weeks. The process of buying Puerto Vallarta real estate is a bit different than it is in the US. You’ll need to work with a bank here to establish a fideicomiso (a bank trust that holds your deed) and the process of having the sale validated and recorded by the notario publico.
Once the sale is closed, the next steps are up to you.
