If You Haven’t Considered Building In Puerto Vallarta, You Should!

If You Haven’t Considered Building In Puerto Vallarta, You Should!Lots of very exciting things are happening in Puerto Vallarta these days. There is a lot of building in Puerto Vallarta right now; dozens of blocks within the city are undergoing historical preservation; and the City received a grant of 6 million pesos to provide artistic lighting for three signature areas of the city.

If you visit Puerto Vallarta right now, besides the many hotel and residential projects under construction, you’ll also see new highways and tunnels being built, and the new convention center will be finished in October. All of these improvements have come together in a very short period of time, as part of the goal to make Puerto Vallarta into a world-class tourist destination.

In the next year, Puerto Vallarta will host an international fireworks competition, and in 2011, the Pan American Games will be hosted in Guadalajara, and Puerto Vallarta will be used as a sub-venue for the triathalon, sailing and open water swimming events.

While much of the Mexico tourism industry relies heavily on visitors from North America, Puerto Vallarta in particular is a choice destination for visitors from all over the world. Few cities in Mexico offer as much as Puerto Vallarta does. If you’ve been here, you won’t be surprised to learn that Puerto Vallarta have been voted “The World’s Friendliest City.” Puerto Vallarta welcomes more than 2 million visitors each year.

Puerto Vallarta is an ideal retirement destination. More than 450 flights arrive and depart from the Puerto Vallarta International Airport each week to and from cities all over the world. Puerto Vallarta has been a favorite port-of-call for the many cruise lines that visit each year, and the economy is very stable here.

The Mexican Federal government has clarified the rules on foreign ownership of land, and has made the process of purchasing land here both safe and easy. The land values here are incredible and underscore the rewards of building in Puerto Vallarta right now. If you’re considering building in Puerto Vallarta, please contact a Select Mexico Properties sales representative today. We are offering some of the most desirable residential building sites in the Puerto Vallarta area.

Why A Puerto Vallarta Second Home Makes So Much Sense

Puerto Vallarta second homeMoving to a warmer climate is a dream for many people who live in the north. Cold winters take their toll on both body and spirit. For years, Florida was the retirement destination of many. As the cost of living increased there, other retirees chose Arizona, New Mexico and Texas. The same “cost-of-living creep” has invaded these locales at a time when retirement account values are falling, real estate prices have risen substantially and many Americans are wondering whether they can afford retirement at all. Fortunately, a Puerto Vallarta second home may allow retirees to enjoy the best climate and offer a substantial reduction in the cost of living.

A Puerto Vallarta second home is within a few hours of most major American cities by air. Family and friends will always be nearby. The cost of essentials – housing, health care, personal services, prescription drugs, and energy are comparatively low in Puerto Vallarta. The cost of electricity is higher, but that’s offset by the elimination of heating costs in the winter.

Temperatures in the Puerto Vallarta “winter” are in the balmy mid-70’s. In the spring and summer, many winter residents choose to travel back up North to avoid Puerto Vallarta’s rainy season. The rains aren’t bad, but after you’ve spent a beautiful winter here, the rains can be disappointing! Summertime temperatures are in the mid- to high-80’s – much lower than the stifling heat you’ll find in places like Florida and in the desert southwest.

Puerto Vallarta second homes are naturally protected from summer hurricanes by Banderas Bay. You won’t find the damage and destruction in Puerto Vallarta that you’ve seen from Atlantic storms in the past few years.

Puerto Vallarta second home owners also take advantage of the low cost of living here. Excellent medical and dental care, including specialty care, is available here. You would have a hard time distinguishing the most modern Puerto Vallarta hospitals from hospitals in the US. Puerto Vallarta second home owners also pay much lower taxes, and after five years of part-time residency here, you’ll be eligible for residential tax status – which represents additional tax savings.

There are so many reasons a Puerto Vallarta second home makes economic sense. If you’re contemplating retirement and you believe your savings aren’t sufficient for you to retire when you planned, contact a Select Mexico Properties sales representative today. We can show you how to retire in style!

Puerto Vallarta Beaches Get A Clean Bill Of Health

cleanbeachThe Federal Commission for the Protection Against Sanitary Hazards has given all of Puerto Vallarta’s 226 beautiful beaches a clean bill of health. The cleanliness of the area is just one more thing that makes Puerto Vallarta a prime retirement destination. We’re coming up on the end of the tourist season, and to have a completely clean, sanitary and healthy shoreline after the peak of the tourist season is wonderful!

The government here takes the health and safety of the beaches and tourist areas very seriously. Indeed, the concern for safety is one reason that Puerto Vallarta is the site of a brand new water treatment facility, one of several new facilities planned or under construction around the country right now. Mexico’s goal is to deliver safe, clean drinking water to 95% of the country’s population by 2012. It may seem ambitious, but it is yet another sign of the commitment by the government to the long-term health and well being of the people.

Puerto Vallarta is an ideal retirement destination. The weather, the beaches, the culture, and the economy are all flourishing here. Can you say that about the place you hang your hat? If not, you owe it to yourself to check out Puerto Vallarta. Don’t take my word for what’s going on down here. Come see for yourself, but I have to warn you: one look at Puerto Vallarta and you’ll be hooked.

There’s no better retirement destination in all of Mexico. The investment value alone of these Select Mexico Properties lots is enormous. With the cost of living being as low as it is down here, you can build a home that’s much nicer and costs less than the one you have right now. You can also hire a housekeeper to help with the cooking and laundry, and you’ll still have enough to live comfortably throughout your retirement.

If you’re in the market for a retirement destination, you simply must see Puerto Vallarta for yourself. While you’re here, take a look at these beautiful building sites being offered by Select Mexico Properties. Build the retirement home of your dreams and live here in the winter or year-round. Your investment is safe and you’ll be able to pass this on to your children for their enjoyment and financial security. Contact a Select Mexico Properties sales representative today.

Will The Language Barrier Spoil Your Retirement Destination?

mexicanad.jpgIn a word, no! Although Puerto Vallarta is at heart a fishing and farming town, you don’t need to speak Spanish to get along well here. If you do speak Spanish, you’ll get plenty of opportunity to use it, but you can manage quite well speaking only English. Puerto Vallarta welcomes visitors from all over the world, many of whom are English-speaking.

If Puerto Vallarta is your retirement destination, you’ll quickly pick up the most important words and phrases. Before you know it, you’ll be speaking Spanish like an old pro. Until then, however, you will find that the people of Puerto Vallarta, as ever-gracious hosts, will speak English if they know it.

Puerto Vallarta has welcomed literally thousands of English-speaking US and Canadian citizens in the past ten years. You’ll find English spoken in shops and restaurants, and most service providers will accommodate you if you speak English only.

If you’re willing to learn Spanish, you’ll also find classes designed to introduce non-native Spanish speakers to the language. On the whole, Spanish isn’t difficult to learn, and if you’ve lived in the Southwest US, chances are good that you’ve seen Spanish words on signs and labels for years.

As a retirement destination, Puerto Vallarta is filled with US and Canadian residents. You’ll be in good company among many native English speakers. Your friends and neighbors are likely to have come from the US or Canada, and in time, you’ll learn and speak the language with ease.

Puerto Vallarta didn’t become a choice retirement destination by making life difficult for non-English speakers. Without a doubt, you’ll find navigating, shopping, and getting assistance in English to be quite easy.

One caveat: all legal documents in Mexico are drafted in Spanish. You will need assistance from an attorney to translate documents and ensure that you understand your legal rights and obligations. When it comes to property purchases, Select Mexico Properties has an attorney on site to help you work through the land sale, bank trust issues and taking possession of your property. This is one of the few instances where you will require professional translation assistance if you don’t speak Spanish.

If you’re ready to take the plunge, contact a Select Mexico Properties sales representative today and start packing! Your Puerto Vallarta retirement destination is waiting!

What To Consider When Looking For A Retirement Destination

Banderas Bay sunsetIf you’re dreaming of Mexico as a retirement destination, you’ll have plenty of areas to choose from. Among all of the wonderful places in this country, we think Puerto Vallarta makes the best case for being your first choice for a retirement destination.

The eastern coast of Mexico is vulnerable to Atlantic hurricanes. In the past few years, we’ve seen a lot of hurricane damage in the east. Natural disasters can strike anywhere, but the Sierra Madres tend to protect Puerto Vallarta from the roughest weather conditions.

Along the Pacific coast, Acapulco has been a tourist destination forever. The population there is quite large, and although it enjoys beautiful weather like Puerto Vallarta does, Acapulco is fully developed and its infrastructure is aging. You’re also not likely to find the same property appreciation values in Acapulco that you can find in Puerto Vallarta.

Closer to the US border, you might consider a retirement destination like Cabo San Lucas or another spot on the Baja peninsula. This area is primarily desert. It’s also fully exposed to the ocean, and does get a significant amount of weather-related damage.

Puerto Vallarta, on the other hand, is sheltered by Banderas Bay and doesn’t get the same harsh ocean storms that other retirement destinations along the coast do. The weather is beautiful, and the area is blessed with dense, tropical vegetation. The beaches are beautiful and sandy, easy to walk on, and thoroughly enjoyable.

As a retirement destination, sunny, temperate Puerto Vallarta makes an excellent choice, not only for its environment, but for the fact that it doesn’t experience the violent weather that other coastal cities in Mexico do, and the potential appreciation in Jalisco and Nayarit is far greater than it is in fully developed cities like Cabo San Lucas or Acapulco.

If you’re ready to see what Puerto Vallarta has to offer you, contact a Select Mexico Properties sales representative today!

San Pancho – An Ideal Retirement Destination

cobblestonesIf you’re in the market for a retirement destination, there’s no place in the world quite like San Pancho. San Pancho is about 30 minutes north of Puerto Vallarta on the Mexican Pacific Coast. In the foothills of the Sierra Madres, San Pancho offers the most beautiful views of the Pacific Ocean, the Sierra Madres and gorgeous green valleys that you’ll need to see to believe.

Your retirement destination has beautiful sandy beaches and cobblestone roads. The fine sand on the beach is the ideal place to hunt for seashells. The water off the San Pancho coast is meant for sailing and surfing. When you’re enjoying the sunshine and fresh air, travel around San Pancho by bike or horseback, or take a long relaxing walk on the beach.

San Pancho is truly a piece of paradise, and should be at the top of your list of retirement destinations. Being so close to Puerto Vallarta means that you can take advantage of the health care, shopping, award-winning golf courses, dining and attractions in the city, and still enjoy the peaceful paradise known as San Pancho.

You won’t find a lot of commercial development here. You will find a community of people who want to protect San Pancho and enable it to retain its charm and character. The preservation of nature and the ecosystem here is a high priority to the residents of San Pancho., and once you’re here, I’m confident that you too will fall in love with the birds and aquatic life that also call San Pancho home.

There’s no better retirement destination in Mexico than San Pancho. Select Mexico Properties has a limited number of sites available for residential development. Investors are already planning showcase homes for these sites, and will reap the benefits of the booming Mexican economy.

Don’t let this opportunity to own a piece of paradise slip away. Contact a Select Mexico Properties sales representative today and find out for yourself what makes San Pancho so special.

Mexico Is The Number One Retirement Destination!

mexican sunsetThe cost of living in Mexico has been low for a long time, so why only now are people making Mexico their number one retirement destination? Things have changed significantly in Mexico in the past several years, making Mexico much more attractive to foreign investors.

First, buying property in Mexico had been a “cash-only” proposition until recently. Financing wasn’t available, and few people have enough cash to buy property outright. Real questions existed about the ability of foreigners to take title to land in Mexico, and peso devaluations were common,

Several years ago, the system was changed to enable buyers to borrow the money they needed to purchase land or improved properties. The process of taking title to the land was clarified, and the value of the Mexican real estate market has put lenders’ minds at ease. You can finance your purchase of Mexican real estate using a Mexican or US lending institution. If you use a Mexican institution, your lender may increase the interest rate on your loan to accommodate devaluations in the peso that occur after your loan has been made but before it’s been paid back. If you use a US lender and pay back your loan in US dollars, your loan is immune to changes in the status of the peso.

Combined with the low cost of living in Mexico, these changes have made Mexico the number one retirement destination for North Americans. It’s hard to argue the logic of moving to an area where the cost of living is lower, especially when you’re trying to make your retirement dollars go farther.

In the US, stagnated and declining property values can put a real pinch on your retirement plans. If you’ve always counted on being able to draw a certain amount out of your family home when you are ready to sell, the current market uncertainty may make it difficult for you to look forward to retirement. Further, your retirement accounts may have sustained actual losses in value.

You may think you’ll never be able to afford retirement, but with Puerto Vallarta as your retirement destination, you’ll be able to afford retirement in style. You may even find that the appreciation in your property values will make up for the losses you’ve experienced in your other retirement investments.
