One In Five Plans To Buy Second Home For RetirementA recent Kiplinger’s survey showed that twenty percent of workers plans to buy a second home for retirement. For some, the ability to afford a vacation home or a retirement home is limited, but for savvy investors, nothing makes more sense than buying a second home in preparation for retirement.

Depending upon your age and relative level of wealth, a second home can be a wonderful investment. In the right location, a second home can also be a stellar investment. Retirees and those who are soon to retire are scouring the world right now in search of potential high-value real estate on which to build a second home.

Retirees from all over the world are looking for high quality retirement opportunities that will enable them to enjoy good weather, excellent medical care, and a low cost of living. As it turns out, the cost of retirement is high, no matter where in the world you live!

It’s hard to believe but it’s true: property values in Puerto Vallarta have appreciated at a rate of about 10 percent per year for the past ten years. This tripling of value has definitely caught the attention of developers and small investors alike.

Right now, a massive building boom is taking place in Puerto Vallarta, as developers rush to bring luxury high-rise condominiums to market. These units can start at $250,000 or more. Some are even priced in the million-dollar range. If you aspire to a quieter lifestyle and would rather build equity than buy it, Select Mexico Properties has an opportunity you shouldn’t miss.

A Puerto Vallarta Second Home Is Affordably Intelligent

A Puerto Vallarta Second Home Is Affordably IntelligentMore people are approaching retirement age than ever before in our history as a nation. A significant number of people in this group are now becoming concerned that they have not set aside enough savings for retirement. They’re looking for creative ways to stretch their retirement savings, and some have discovered that a Puerto Vallarta second home may be just the way to do that.

Changes in retirement savings legislation have opened up the potential for borrowing retirement funds to finance a child’s college education or the purchase of a new home. Those who have taken funds for the purchase of a home may be experiencing the impact of a double-hit. First, their retirement savings have been reduced to pay for the new home, which diminishes the gains achieved by the remaining funds. Second, the properties they have purchased may have decreased in value.

As a person nears retirement age, it becomes critical to preserve as much capital as possible. That move toward preservation eliminates some of the riskier investments from a person’s portfolio, for the sake of preserving the balance of a person’s savings. The savings and investment strategy must be conservative at just the point in time where strong growth would be beneficial.

A Puerto Vallarta second home may offer both the security of retained value, and the growth potential that can life an investment portfolio over the top. Combine those with overwhelming affordability, and you’ll see why we think that building a Puerto Vallarta second home is one of the most affordably intelligent decisions one can make when planning for retirement.

Right now, Select Mexico Properties is offering some of the most beautiful residential building sites available in this area. There is a legislated limit to the amount of coastal property that can be sold to foreign owners in Mexico, which makes these ocean-view properties all that much more desirable. Investors from all over the world are looking to take advantage of the low cost of living and the high standard of living that Puerto Vallarta offers. In short, these premium parcels won’t last long.

If you’re serious about learning what the purchase of a Puerto Vallarta second home can do for your portfolio, and your lifestyle, please contact a Select Mexico Properties sales representative today!

Excellent Dental Care Just One Side Benefit Of A Puerto Vallarta Second Home

Affordable Dental Care Just One Benefit Of A PV Second HomePeople may visit Puerto Vallarta on a lark or because they’ve heard that it’s a great tourist city, but the decision to build a Puerto Vallarta second home is well thought out. When you visit, you’ll be surprised at the affordability of Puerto Vallarta. In many cases, that’s what gets people thinking about a more permanent Puerto Vallarta living arrangement.

In Puerto Vallarta, the goods and services you’re accustomed to paying a lot for are significantly less expensive. Dental work is a good example. In Puerto Vallarta, you can get a root canal done for less than $150. For a person who pays for dental care out-of-pocket, as many seniors and working-class families do, good dental care at an affordable price– like that found in Puerto Vallarta – is a gift. Visitors here may be attracted by the great weather and beautiful seaside location, but when people see how much easier it is to manage the cost of living, inevitably they start thinking about what it would take to build a Puerto Vallarta second home.

There are few better options right now than a Puerto Vallarta second home that stretch out your retirement savings. That’s important in this economy. Experts agree that a recession is not the time to retire. Retiring into a recession strongly increases your chances of not having enough in savings to cover your retirement living expenses. Statistic show that those who retire during a recession have only about a 50% chance of having sufficient retirement savings.

Preserving your remaining retirement capital is especially important if you’ve tapped into your savings to fund a college education for your children, as many parents are doing these days. Borrowing against your retirement for a home or college education may seem like a good idea, but in most cases, it severely strains the borrower’s ability to retire, and reduces the amount of productive money available in his or her retirement account. Investing in a Puerto Vallarta second home can make up for some of the losses, or diminished gains, your retirement account may have suffered.

Property values here have tripled in the last ten years and are expected to double in the next five. What other investments even have that potential? A Puerto Vallarta second home can help you make up a lot of lost ground when it comes to retirement savings and investments.

If you need to turbocharge your retirement savings, please contact a Select Mexico Properties sales representative today. We can show you how to leverage the real estate boom in Puerto Vallarta and ease your retirement concerns.

Historic Investment In Puerto Vallarta Positive For Puerto Vallarta Second Home Buyers

uparrow.jpgAccording to Javier Bravo Carbajal, the mayor of Puerto Vallarta, public investment in Puerto Vallarta infrastructure this year will top $438 million pesos in 2008. This historic level of investment in public works in Puerto Vallarta is great news for investors who are considering the purchase of a Puerto Vallarta second home.

The investment comes as the result of intensive lobbying of Federal representatives on the part of the city administration. Along with funds for other planned investments, an additional $60 million has been earmarked for the construction of a second tunnel for the Luis Donaldo Colosio Murrieta bypass.

In addition, the Jalisco state budget includes at least $58 million pesos in planned improvements, a number that could rise by another $40 million pesos from the sale of surplus oil. The Jalisco state government will also provide $220 million pesos for the completion of Puerto Vallarta’s Multiple Use Convention Center, which is expected to open in October 2008.

With so much growth and improvement, it’s easy to see why the value of a Puerto Vallarta second home will skyrocket in the next few years. The governments here – city, state and federal – are serious about attracting investment capital. They want to improve the city’s infrastructure for tourists, part-time and new permanent residents. A high priority is expanding Puerto Vallarta’s roadway systems to alleviate congestion and to provide adequate capacity for the influx of residents and tourists.

The government is expecting a sharp increase in the number of people in Puerto Vallarta. Right now, the city’s population is about 350,000 but will jump to 600,000 within the coming decade. Now is the time to consider buying a Puerto Vallarta second home. Buying an existing property is always an option, but you can take better advantage of the significant increase in the value of your investment by purchasing land and building a home here.

Foreign land ownership is both possible and encouraged here. When you work with Select Mexico Properties, you’ll find incredible property values here. You can have an unbelievable ocean-view parcel for just a fraction of what comparable land would cost in the US. In addition, Select Mexico Properties’ residential building sites are located on Mexico’s Pacific Coast in San Pancho, well away from the intense tourist construction in Puerto Vallarta and sheltered from the weather extremes experienced on Mexico’s Atlantic Coast and along the Baja California peninsula.

This is truly a once-in-a-lifetime opportunity. In a short time, this land will have been sold and your opportunity to make the most of these outstanding gains will be lost. If you have been thinking about building a Puerto Vallarta second home, please contact a Select Mexico Properties sales representative today.

Retirement Savings Down The Drain? Think Puerto Vallarta Second Home

drain.jpgIf there is one thing a good real estate agent knows, it’s the market he or she is working. Many real estate agents in Puerto Vallarta have come from southwest US cities. Why? For two reasons: first, the market they’re working in is too soft to support them. Second, they know that Puerto Vallarta second home sales are hot!

Many US retirees and those planning to retire are looking at their options. Some people have discovered that despite their best efforts, they won’t be able to realize their retirement plans. In some cases, they simply haven’t saved enough money. In other cases, investment values have dropped. More often than not, couples planned to use the equity in their homes to fund their retirements. Unfortunately, the declining property values in many US markets mean that some people must rethink their retirement strategies or even delay retirement indefinitely.

If this describes you, you may still find that you can retire to the comfort of a Puerto Vallarta second home. If you look at real estate values in Puerto Vallarta, you’ll find none of the softness you see in the US market. What you will find is bargain-priced real estate. Agents from all over agree that Puerto Vallarta is one of the best values you’ll find right now in real estate.

To take full advantage of all that a Puerto Vallarta second home has to offer, start with a parcel of land and build the home of your dreams. You can live in it immediately, or rent it out as an investment property until you’re ready to retire. Your retirement savings will be safe in an investment with a solid performance track record. Once you’re here, you’ll see the immediate benefits of making a Puerto Vallarta second home part of your retirement plan.

High quality health care, excellent transportation, shopping, services and dining are all here. You’ll find supermarkets stocked with food that compares to what you find in the US. The cost of fuel is regulated by the government. The cost of prescriptions and medical care are 50% to 75% less than what they are in the US, and the climate here simply can’t be beat.

Stop watching your retirement savings go down the drain and start investing in a solid performer. If you’re ready to weigh the benefits of a Puerto Vallarta second home, contact a Select Mexico Properties sales representative today.

Move On Your Terms To A Puerto Vallarta Second Home

puerto vallarta second homeUK insurance company Saga says that retirees are increasingly being forced to adopt a “nomadic” lifestyle as they attempt to beat the high cost of living after they enter retirement. Retirees who are unprepared for the cost of living are often forced to downsize, which includes moving to less comfortable homes. Company research showed that more than 30 percent of UK retirees moved at least once after they stopped working. Not all of the news is bad, though. Some retirees have found that it is possible to beat the high cost of living while still enjoying the comforts that a Puerto Vallarta second home has to offer.

The skyrocketing cost of living is catching many people unprepared. According to the company, only 20 percent of people look to reduce their cost of living prior to retirement. For those people who are preparing for retirement, survey results showed that peace and quiet, good shopping facilities, friendly neighborhood and good health care facilities are at the top of the list of requirements for retirees looking for a new place to live.

The residential building sites available through Select Mexico Properties are premium in quality and atmosphere. Why A Puerto Vallarta Second Home Makes So Much Sense

Puerto Vallarta second homeMoving to a warmer climate is a dream for many people who live in the north. Cold winters take their toll on both body and spirit. For years, Florida was the retirement destination of many. As the cost of living increased there, other retirees chose Arizona, New Mexico and Texas. The same “cost-of-living creep” has invaded these locales at a time when retirement account values are falling, real estate prices have risen substantially and many Americans are wondering whether they can afford retirement at all. Fortunately, a Puerto Vallarta second home may allow retirees to enjoy the best climate and offer a substantial reduction in the cost of living.

A Puerto Vallarta second home is within a few hours of most major American cities by air. Family and friends will always be nearby. The cost of essentials – housing, health care, personal services, prescription drugs, and energy are comparatively low in Puerto Vallarta. The cost of electricity is higher, but that’s offset by the elimination of heating costs in the winter.

Temperatures in the Puerto Vallarta “winter” are in the balmy mid-70’s. In the spring and summer, many winter residents choose to travel back up North to avoid Puerto Vallarta’s rainy season. The rains aren’t bad, but after you’ve spent a beautiful winter here, the rains can be disappointing! Summertime temperatures are in the mid- to high-80’s – much lower than the stifling heat you’ll find in places like Florida and in the desert southwest.

Puerto Vallarta second homes are naturally protected from summer hurricanes by Banderas Bay. You won’t find the damage and destruction in Puerto Vallarta that you’ve seen from Atlantic storms in the past few years.

Puerto Vallarta second home owners also take advantage of the low cost of living here. Excellent medical and dental care, including specialty care, is available here. You would have a hard time distinguishing the most modern Puerto Vallarta hospitals from hospitals in the US. Puerto Vallarta second home owners also pay much lower taxes, and after five years of part-time residency here, you’ll be eligible for residential tax status – which represents additional tax savings.

There are so many reasons a Puerto Vallarta second home makes economic sense. If you’re contemplating retirement and you believe your savings aren’t sufficient for you to retire when you planned, contact a Select Mexico Properties sales representative today. We can show you how to retire in style!
