Puerto Vallarta has always been a great vacation spot and people just enjoy the opportunity to get away. Other people are looking for a vacation destination – a place they can return to again and again. Still others are looking for the ideal place to retire. If you’re looking for a permanent vacation spot, or for a place to build a home for your retirement, you’ll want to take this opportunity to invest in Puerto Vallarta real estate.

The price of land is rising here, but it’s still comparatively low. People who purchased Puerto Vallarta real estate ten years ago have seen their investments soar. Double-digit property appreciation has been the norm here for the past ten years and is likely to continue for at least the next five.

What that means to you is that there’s a hefty price to be paid for waiting. A $500,000 investment that appreciates at 10% per year will turn into $1.3 million in five years. An $800,000 return on a $500,000 investment sounds pretty attractive. I assure you that you won’t find that kind of appreciation in the US real estate markets in the next five years.

I’d also rather be the investor that pays the $500,000 now rather than the one who pays the $1.3 million in five years, wouldn’t you? In this case, investors don’t gain anything by waiting. In fact, the opposite is true. What you’ll lose is the opportunity to buy low and sell high. Maybe you’ll lose the opportunity to take advantage of the low cost of living here in Puerto Vallarta. Or maybe it’s the opportunity to build a luxury investment property that will generate income for you as a vacation rental home.

What To Consider When Looking For A Retirement Destination

Banderas Bay sunsetIf you’re dreaming of Mexico as a retirement destination, you’ll have plenty of areas to choose from. Among all of the wonderful places in this country, we think Puerto Vallarta makes the best case for being your first choice for a retirement destination.

The eastern coast of Mexico is vulnerable to Atlantic hurricanes. In the past few years, we’ve seen a lot of hurricane damage in the east. Natural disasters can strike anywhere, but the Sierra Madres tend to protect Puerto Vallarta from the roughest weather conditions.

Along the Pacific coast, Acapulco has been a tourist destination forever. The population there is quite large, and although it enjoys beautiful weather like Puerto Vallarta does, Acapulco is fully developed and its infrastructure is aging. You’re also not likely to find the same property appreciation values in Acapulco that you can find in Puerto Vallarta.

Closer to the US border, you might consider a retirement destination like Cabo San Lucas or another spot on the Baja peninsula. This area is primarily desert. It’s also fully exposed to the ocean, and does get a significant amount of weather-related damage.

Puerto Vallarta, on the other hand, is sheltered by Banderas Bay and doesn’t get the same harsh ocean storms that other retirement destinations along the coast do. The weather is beautiful, and the area is blessed with dense, tropical vegetation. The beaches are beautiful and sandy, easy to walk on, and thoroughly enjoyable.

As a retirement destination, sunny, temperate Puerto Vallarta makes an excellent choice, not only for its environment, but for the fact that it doesn’t experience the violent weather that other coastal cities in Mexico do, and the potential appreciation in Jalisco and Nayarit is far greater than it is in fully developed cities like Cabo San Lucas or Acapulco.
